The current value of your home is the highest price that the market is willing to pay.  To assist you in determining the correct asking price we will analyze the total market in your area and compare the statistics of your home to that analysis.  A market analysis is based on homes that can be considered as similar to yours, and is divided into four categories.

  • Similar properties that are currently listed
  • Similar properties that have recently sold
  • Similar properties that have sales pending
  • Similar properties that failed to sell

By carefully studying the comparable property locations, features, and the terms under which they are offered, we can develop a clear picture of the potential market for your property. 

By looking at the properties currently listed we can see exactly what alternatives a serious buyer has to choose from.  With that information we are basically checking out the competition.

By looking at similar properties recently sold, we can see what homeowners have actually received over the last few months.  This is the most important information in the whole analysis as it shows what someone ACTUALLY PAID for a property similar to yours.  This is also the information the lending institutions use to determine how much they will be willing to lend a buyer for your home. 

While we naturally want top market value for the home, we can agree that there is a point where the price would be too high.  By looking at homes that are similar to yours that did not sell, we can accurately determine that price point and be careful not to get too close to it.

Marketing Plan

  • Prepare CMA to establish fair market value
  • Prepare, explain, and sign listing contract
  • Collect all appropriate paperwork pertaining to the property
  • Send listing contract to MLS board
  • Create property listing sheet on Multiple Listing Service
  • Place 'For Sale' sign on property
  • Place lock box on property, if needed
  • Schedule property for MLS tour.  This is basically an open house for brokers only.  We will provide food and beverages and schedule it for lunchtime to get the best possible attendance.
  • Place 'Open House' ad in local paper
  • The first 2 weeks of the new listing are the most important and the way it hits the market is crucial to obtaining the highest possible price that the market will pay.  Your property will go live on MLS on a Wednesday.  It will show up in the computer as a new listing.  A broker open house will be scheduled for either Thursday or Friday.  An advertisement will be placed in the Boston Globe real estate section for open houses to be conducted for 2 hours on Saturday and Sunday.  It will be perfectly clear to everyone that all offers will be reviewed and should be made good until that Monday evening.  This schedule of events creates excitement, anticipation, and urgency towards the listing.

  • Notify the Top 100 Agents of this new listing
  • Take digital photographs of the inside and outside of the property
  • Place an add in the community newspaper
  • Mail 'Just Listed' flyers to neighborhood
  • Phone all potential buyers with details of listing
  • Email all the members using our online service with the complete listing sheet.
  • Hold open houses
  • Call all potential buyers who sign in at open house for feedback
  • Arrange showings for other agents
  • Contact you regularly with verbal progress reports
  • Prepare and deliver Marketing Service report to owner
  • Review marketing activities with owner
  • Pre-qualify potential buyers
  • Present and discuss all offers on property with owner
  • Negotiate the transaction with other agent and make sure that all parties have all the proper paper work
  • Prepare the rough draft of the purchase and sale agreement and fax to sellers attorney
  • Arrange smoke detector inspection and get certificate
  • Arrange and procure final water reading
  • Homes that have an oil furnace will need a final estimate of the oil level for compensation at the closing so we will take care of that process.
  • We will attend the final walkthrough with the buyers
  • Finalize the closing
  • We will attend the closing with the entire file on the property and the transaction to make sure that the closing goes smoothly.
